My First Night on the Mustang Planning Commission

August 11, 2026. Council chambers. Seven o’clock.

First meeting. New seat. Pledge, roll call, then the packet gets real. Five items. Addresses I drive past. Acres that will not stay the same if we say yes.

Here is how I voted.

1. Rezoning — 2300 block of E. SW 89th St.‍ ‍

Villanueva Properties LLC. 9.882 acres. A-1 Agricultural to R-E Residential Estate.

Yes.

Estate lots on land that is already agricultural. That still reads like Mustang. I supported it.

2. Lot split — same property.‍ ‍

Same applicant. One 9.882-acre tract into Tract A (5.010 acres) and Tract B (4.872 acres).

Yes.

If the rezoning is right, the split is right. Two rural-estate tracts. Clean cut.


3. Rezoning — S. Sara Rd & E. Jackrabbit Ln.‍ ‍

Sayo LLC / Grubbs Consulting. 5.1 acres. C-5 Commercial Intensive to R-2 Two-Family, Wild Horse Villas PUD.

Yes.

 


Intensive commercial giving way to two-family housing next to Wild Horse is a better fit for what is already going in around that corner.

4. Rezoning — SE corner of N. Morgan Rd & E. SW 59th St.‍ ‍

Shaz Investment Group. A-1 Agricultural to R-1 Single-Family.

Yes.

Homes on that corner. That is the vote I came in ready to make.

5. Rezoning — same corner, different tract.‍ ‍

Same owners. 15.88 acres. A-1 Agricultural to C-3 Commercial General.

No.

Residential next door is one thing. Fifteen-plus acres of general commercial at the same intersection is another. I could not get there. I voted no.

Four yes. One no. First night on the record.

We recommend. Council decides. I will keep taking these one map at a time.
